What is Building Design?

Building design, also known as architectural design, involves creating comprehensive plans and blueprints for a building. This process integrates various elements to ensure the building meets the owner’s requirements while being safe, functional, and visually appealing.

Our Building Design Services: What We Offer

1. Floor Plan: 

The first step in our design process is to create a detailed floor plan. This plan displays all rooms and their dimensions, walls, stairs, doors, windows, furniture, fixed kitchen equipment, bathroom fittings, gardens, parking, and exterior areas. It illustrates the relationships between spaces, helping to visualize how people will live and move within the area.  

How We Create the Floor Plan: You will need to provide details about the land and your specific requirements. Land details include the plot size, direction, city location, and road direction. Requirements might cover the number and size of rooms, bathrooms, indoor or outdoor staircases, parking spaces, and the number of floors. Since every individual has unique needs, make sure to communicate them clearly before starting the design.

If you require any changes to the floor plan, we will make them at no extra cost. Once you are fully satisfied, we proceed to the next stage: designing the 3D view, also known as the front elevation.

2. 3D Design: 

We present you with a variety of elevation designs to choose from. We create a 3D design based on your selection, and if you need any modifications, we are happy to make those changes.

Cost: ₹3 per square foot.

The Complete Drawing Process

Once you are satisfied with the 3D design, we proceed to create the remaining drawings, which include working, structural, electrical, and plumbing drawings.

3. Working Drawing: 

This is a detailed drawing of the selected floor plan, including the size of columns, windows, doors, and walls to guide construction.  

• Septic Tank and Additional Elements: If your plan includes a septic tank, rainwater harvesting pit, or underground tank, these elements are also shown.

• Windows, Doors, and Elevation Details: We provide detailed specifications for doors and windows. A 2D front elevation drawing indicates the height of each floor, and additional details are included if required. Additionally, we provide detailed drawings for staircases and septic tanks to prevent any construction errors.

4. Structural Drawing: 

We create a column layout showing column size, reinforcement details, and grid lines.  

• Footing Layout: The footing layout shows foundation size, reinforcement details, and grid lines to guide excavation and foundation laying.  

• Plinth Beam Layout: This drawing includes the size, reinforcement details, and location of the plinth beam.  

• Roof Slab Drawing: Shows beam and slab size, reinforcement details, and positioning for roof casting. Typical details like beams, slabs, chajjas, lintels, and staircases are also included to simplify construction.

5. Electrical Drawing: 

Our electrical drawing is designed for on-site use and shows the location of switchboards, lights, distribution boards, meters, fans, ACs, TVs, chandeliers, bells, foot lamps, geysers, and exhaust fans.  

We also indicate the number of modules for each switchboard and specify which devices connect to each board. Electrical drawings for every floor, along with detailed MCB specifications, are provided to facilitate wiring.

6. Plumbing Drawing: 

This includes drainage and sewer line maps that indicate where and what size PVC pipes to use.  

Bathroom Layout: Detailed plans for bathroom fixtures such as washbasins, showers, and commodes, along with specifications for installation.  

Water Supply Map: Details the CPVC or UPVC pipe layout, indicating how water will flow from the source to the water tank, bathrooms, kitchen, balconies, and parking area.

Cost of Full Drawing Services

• Working, Structural, Electrical, and Plumbing Drawings: ₹5 per square foot.

• Complete Drawing (Including Floor Plan and 3D View): ₹10 per square foot.

Our company provides "with material" construction services in Bhilai, Durg, and Raipur cities. We build high-quality homes at a rate of ₹1,350 per square foot. This rate includes Civil Work, False Ceiling, Tiles, Plumbing, Electrical, Doors, Windows, Railings, and Painting.

If you choose us for construction, we do not charge for the building drawing. Here’s what we include in this rate:

1. RCC Structure: We use cement priced at ₹300 per bag and rods costing up to ₹60 per kilogram.

2. Septic Tank: We construct a septic tank measuring 5 feet by 10 feet, with a depth of 6 feet.

3. Plinth Height: The building’s plinth height is 3 feet, filled with murrum (gravel) for stability. Damp-proof coating is applied to prevent seepage from the ground.

4. Bricks: We use red bricks priced up to ₹7 per unit. The outer walls are double-bricked, while the interior walls are single-bricked. A concrete layer is added every 3 feet in the single-brick walls to enhance strength.

5. Plastering: Internal and external plastering is done except in areas where a false ceiling is proposed.

6. Boundary Wall: We construct the front boundary wall up to 6.5 feet in height.

7. Terrace: A 3-foot high parapet wall is built using single bricks, and cement flooring is done on the terrace.

8. MS Gate: A mild steel gate worth up to ₹30,000 is installed on the front boundary wall.

9. Additional MS Work/WPC Grills: If the design includes any MS work or WPC grill, we also build that.

10. Tiles: We lay tiles after completing civil work. You can select floor tiles costing up to ₹50 per square foot. In the toilet, tiles are installed up to 7 feet in height. Granite is used for the kitchen platform, with tiles above it. Stairs are topped with granite, and risers are tiled. Wall tiles costing ₹40 per square foot and granite priced at ₹120 per square foot can be selected.

11. Windows: MS grills are used for windows, and we install three-track aluminum windows on the outer side.

12. SS Railing: Stainless steel railing is provided for the staircase and balcony.

13. Doors: The main door and room doors have wooden frames with laminated door panels. Toilet doors are made of WPC material. The staircase tower has an iron door.

14. Electrical Work: This includes complete house wiring, modular switchboards, chemical earthing, MCB, and DB. We use wires from V Guard or KEI. Points for fan, light, switch bell, inverter, AC, and geyser are installed.

15. Plumbing Work: Complete piping and installation of fixtures like taps, seats, health faucets, showers, wall mixers, washbasins, kitchen taps, and water tanks.

16. Painting Work: Internal and external painting is done. Two coats of putty are applied to the walls and ceiling, followed by primer and two coats of paint. For exterior walls, one coat of damp-proof coating is applied, followed by two coats of paint. We also apply three coats of damp-proof coating on the terrace to prevent seepage.

What is Not Included in This Rate:

1. Building Permission Costs

2. Furniture, Interior Work, and Modular Kitchen

3. Any Work Outside the Plot Area

4. Electrical Equipment: Lights, TV, Fridge, Fan, AC, Water Motor, RO, Heater, etc.

5. Side and Rear Boundary Walls

6. Extra Charges: If the plot level is below the road level or if the soil is black cotton.

Customer Responsibilities During Construction:

• Provide water and electricity.

• Provide space for storing materials.

• Make payments on time.
